Pre-Purchase Inspection
A Pre-Purchase inspection is a visually comprehensive inspection used when purchasing any single family, duplex, multi-unit, row or townhouse, condo or commercial building, new or that has been previously used (not new) for any given period of time.
During a visual inspection it is understood the inspection will be conducted of readily accessible areas of the building and is limited to visual observations of apparent conditions existing at the time of the inspection only. We cannot knock holes in walls, pull up carpets or in any other way damaging the property or structure being inspected. There are no warranties given or implied.
When we inspect the home we will look at the systems that make up the building such as:
- Structural elements, foundation, framing etc...
- Roof & Drainage
- The Exterior Envelope of the home
- The plumbing System
- The Heating and Air Conditioning System(s)
- The Electrical System
- The Kitchen Area
- The Interior Envelope of the Home
- The Attic Area
Although we may comment on, the following items we are not included in a visual inspection:
- Environmental Hazards (e.g. lead, asbestos, radon)
- Mold
- Toxic or flammable chemicals
- Swimming Pool
- Septic Systems
- Private Water Systems
- Security System
- Central Vacuum Systems
- Play Equipment
- Sprinkler System
- Termites and Other Wood Destroying Insects
- Rodents
- Cosmetic items in the home
During the inspection it may be recommended that some of these items may need further review or testing for an additional fee.
